ANNUAL REMINDERS TO ALL RESIDENTS

January 2025

Greetings and best wishes for a healthy and prosperous New Year!

 As we begin 2025, we would like to take this time to review some of the unique aspects of living in the Monterey Condominium. Our goal is for each owner to live comfortably without encroaching or infringing on other Owners’ rights and privileges.  As such, a common agenda must be in place so that all Owners and Renters get the most out of living in the Monterey Condominium. Listed below is a summary of some of the guiding rules and regulations pertaining to our common and individual property.

Insurance:  All Monterey Condominium Association (MCA) unit owners should maintain an individual insurance policy to cover damages to personal items inside the unit that are not covered in the MCA’s master insurance policy, including loss of use of the unit and replacement of damaged individual property. If you lease your unit, either you or your tenants need to maintain an individual insurance policy for the same reason.

Contact Information:  Please be sure to update your contact information on the Owner Registration Form. This will ensure that you can be reached in a life/safety emergency.  In some emergencies an MCA board member may need urgent access to your unit to investigate a reported issue such as a leak or other in unit problem. If you have a tenant, their information is necessary in the event you are not available for a prompt response.

Lease:  If you lease your unit, please provide the designated MCA board member with a copy of your current lease.  Provide the names and necessary information of all individuals living in the unit.

Unit Maintenance:  By the Unit Owner. Per the Declaration (Article 7.1, Section (b). The responsibility of the Unit Owner for maintenance, repair, and replacement.

(i).” To maintain, repair, and replace is at the Unit Owner’s expense all portions of the Unit, including, but not limited to, the water heater, air handlers and the air conditioning and heating unit which services the Unit Owner’s Unit. Included within the responsibility of the Unit Owner shall be all windows,  screens and  doors opening into or unto the Unit, sliding glass doors opening into or unto the Unit, carpeting, dryer vents, electrical fixtures and appliances in the Unit, all conduits, ducts, plumbing, wiring, and other facilities for the furnishing of utility services serving only the Unit Owner’s Unit, non-supporting walls and partitions and all contents of the Unit and built-in cabinets in the Unit.  All such maintenance, repair, and replacement shall be done without disturbing the rights of other Unit Owner’s and shall be of a design, quality specification and décor consistent with the Condominium Property.”

Emergency Key:  Please provide the designated MCA board member with a key to your unit. This will facilitate access in the event of an emergency. An emergency may be a life/safety event, e.g., gas leak, fire.

Medical Emergency:  If you have a medical emergency, call 911.  Leave your unit door unlocked, if able, so the medical response team can enter your unit.

Plumbing Maintenance:  It is highly recommended that once a year you hire a licensed plumber to inspect and perform annual preventive plumbing maintenance to avoid plumbing back-ups, replace faulty or aged valves or other fixtures. Annual preventive maintenance will mitigate plumbing leaks and back-ups in/between units and common areas.

Please refrain from putting the following items down your toilet, sink, drainage pipe or garbage disposal:

  • Fats, oils, grease from cooking
  • Coffee grinds
  • Eggshells
  • Produce stickers/labels
  • Chunks of garbage
  • Paper towels
  • Disposable diapers
  • Feminine hygiene products
  • Flushable personal hygiene wipes
  • Flushable cat litter
  • Rags, bags, wrappings, cardboard
  • Anti-freeze or other toxic chemicals
  • Solvents, paints, turpentine, nail polish or polish remover
  • Flammable or explosive substances
  • Corrosive acidic or caustic substances
  • Needles and sharps
  • Prescription and over-the counter medications

HVAC Maintenance:  It is recommended that you have your heating and air conditioning unit inspected twice yearly.  Filters must be changed regularly according to manufacturer specification (usually every 90 days).

Smoking:  Per Article 12.15.1.  Smoking is prohibited in individual units, on balconies/lanais and in all common areas of the MCA property (inside/outside building, parking lot, sidewalks, and landscaped areas).

Fire Prevention:  Please perform the following prevention maintenance annually.

  • Clean dryer vents. The MCA board contracts yearly for vent cleaning and offers a group price to unit owners. Notification will be posted in the lobby and emails sent to unit owners with upcoming dates and times.
  • Ensure smoke detectors with working batteries are in every room of your unit.
  • Know the location of the hallway fire extinguisher closest to your unit. It is recommended that each unit have a portable handheld fire extinguisher.

Architectural Modification:  All modifications require prior board approval. Some examples are window replacement, front, rear and screen door replacements, lanai screen enclosures, replacement flooring (excluding carpet), etc.

Front Entry Automatic Door:  If the front door is needed for a large item delivery or a planned move-in/move-out or service contractors, the automatic switch must be turned OFF. The switch is located on the left door (when exiting building), on the silver square box and is underneath the white plastic casing. Once the switch is in the OFF position the door can be positioned opened without causing damage to the electrical components. Once the delivery or move is complete, return the switch to automatic mode which is the ON position.

Grills and Broilers: “Gas or charcoal grills, burners, broilers, fryers and/or other open flame devices are not permitted to be used within the Units or on the lanai areas or in any of the Common Elements.” (Bylaws, Article 12.3).

Hot tubs and Water Beds: “Hot tubs are not permitted in Units or on balconies. Water beds are prohibited in all Units located above the first floor.” (Bylaws, Article 12.7).

Trash: Weekly trash pick-up take place on Thursday mornings.  It is recommended that all household trash/garbage be securely bagged and placed in the dumpster by Wednesday evening. This will curtail the number of extra trash pick-ups required and reduce cost.  Be sure to dispose of all trash through the locked dumpster door by using the access code.  No items are to be tossed over the gate.  All boxes must be flattened before being placed in the dumpster. Large items that are not considered “household” trash/garbage must not be placed in dumpster. Dumpster disposal of furniture, packing crates, paints, etc., is prohibited. If you are uncertain about which items are prohibited, contact an MCA board member or call St. Johns County at 904-827-6980 for questions about Household Residential Construction Debris and Controlled Substance Public Disposal Locations.

Illegal Drugs:  All illegal drugs are prohibited in common areas, private units and on the Monterey Condominium property.

Firearms:  The discharge of a personal firearm is prohibited anywhere on the Monterey Condominium property.

Parking:  Parking spaces are for MCA residents, only. Parking is on a first come first served basis. Spots are not assigned.  One covered space is allotted to each unit. Parking in Handicapped spaces requires an active Handicap permit.  If you plan to have an overnight guest, be sure to notify the front gate.  Visitors are encouraged to use the uncovered parking spaces within the parking lot or park in the rear of the lot.  Once your quest arrives, place a note on the dashboard of the visitor’s vehicle with your unit number and dates of visit.  Cars without a Del Webb parking sticker or quests without a dashboard note are considered unauthorized and may be towed.  Commercial trucks, golf carts, trailers, campers, motorhomes, motorcycles, and other recreational vehicles (boats, jet skis, kayaks, other watercraft, airplanes, trailers) may not be parked on the MCA property.  The use of the car wash faucet is only for residents and their vehicles.

Pets:  The maximum number of pets per unit is two (2).  All pets must always be leashed and under the owner’s or visitor’s control.  Pets are not permitted to roam freely or play in the hallways or any other interior common area.  Residents and visitors must pick up and dispose of pet waste on any area of the property.

Noise:  Residents are encouraged to be aware of and control noise, such as, television volume, musical instruments, entertainment, pets, and noise in the common areas.

Residential Improvements: Contract work may be performed Monday through Friday from 8 a.m. to 5 p.m.  The work must not impact the soundproofing of the common areas or between residential units.  The work must not affect the structural integrity of the building or cause any damage to common elements.  The contractor must dispose of materials and large cardboard boxes off-site by the end of the workday.
